Active Listing Management                                                

  • Order TRIO, Preliminary Report, CCR's and any recorded items that are necessary

  • Setup (if needed) signatures for contract listing paperwork/disclosures/office required forms (through agents back-office system or e-signature software)

  • Review paperwork and notify broker of any missing documents/signatures/initials (if paperwork was signed at listing appointment).TC will obtain missing items and agent's direction.

  • Upload signed contracts and any additional paperwork to agent's firm and back-office system

  • Prep listing in MLS, upload documents and photos

  • Order Sign Installation

  • Create and Order Flyers/Permaflyers (at brokers expense)

  • Create and Order Just Listed Postcards (at brokers expense)

Pending Transaction Management                                     


  • Review the purchase agreement to ensure that all forms are executed

  • Compile transaction summary with pertinent information

  • Send introductory email to Escrow, Co-Op Agent, Lender, etc.

  • Ensure all parties are in receipt of Home Warranty Invoice/Booklet and Commission instructions

  • Upload all documents into agent's back-office system as they are received and fully executed through-out the transaction

  • Maintain communication throughout the transaction for progress and status updates.

Seller Representation (Active to Closed)                                              $500

Short Sale Negotiations                                                                        Call for Fee

** (This fee will vary per file depending on the number of banks/liens, etc.)

Agent Responsibilities

  • Provide TC with contact information for sellers, buyers, lender, etc.

  • Schedule photographers, inspectors, contractors and signing appointments

  • Deliver flyers to property

  • Install/Remove lockboxes

  • Coordinate showings

  • Provide TC with any documentation or supplements in their possession, such as: septic and well reports, HOA documentation, road maintenance agreements, etc.

  • Handle all contract executions, negotiations, inspection responses with client
